Seasonal Color & Curb Appeal: A Month-by-Month Playbook for PA Commercial Properties

Pennsylvania just doesn’t seem to give you a break. Are we right? Between the late-season nor’easters in March, summer drought stress, the brilliance of October foliage, and the gray stretch of January, managing year-round curb appeal for a commercial property or HOA community in Berks, Chester, or Montgomery County definitely requires a plan and a bit of expertise.

Late Winter / Early Spring (February–March): Preparation Over Aesthetics

Before the growing season begins, your priority should be cleanup and correction. Do a winter damage assessment. Identify turf areas that need overseeding, hardscape surfaces that have heaved, and tree limbs that need attention. That sets the stage for everything that follows. Pre-emergent weed control applications should go down before soil temperatures reach 55 degrees, which in Montgomery, Chester and Berks counties typically means a March application window.

Spring (April–May): High-Impact Season

Spring is when your property puts on its biggest show. Pansy and spring bulb color creates immediate visual impact at entry points and high-visibility beds. A mulch refresh of 2- to 3-inches deep dramatically improves the appearance of bed areas and suppresses the weed pressure that builds through summer. Ornamental tree and shrub pruning, turf fertilization programs, and irrigation system startup complete the spring to-do list.

Summer (June–August): Maintenance and Monitoring

Summer in southeastern Pennsylvania means heat stress, the possible appearance of Japanese beetles, and drought cycles. Professional turf management — proper mowing heights that leave turf resilient against stress, targeted pest and disease management, and irrigation system oversight — is the difference between a property that holds up through August and one that looks burned out by July.

Summer is also the time to plan ahead. Fall color plantings like mums, ornamental kale and asters need to be specified and ordered in advance. Properties that wait until September to think about fall color are working with whatever’s left on the market.

Fall (September–November): Color, Transition& Winter Readiness

Fall offers a second major color opportunity and the final window to prepare for winter. Chrysanthemum and ornamental grass displays carry visual interest through October. Core aeration and overseeding programs in September strengthen turf for the following spring. Irrigation winterization, late-season pruning, and equipment pre-season checks for snow removal equipment all belong on your October checklist.

A property that looks intentionally designed (note: clean, mulched and with structured plantings) in November sends a very different message than one that looks abandoned for the season.

Winter (December–February): Presence & Safety

Winter landscape presence is underappreciated. Evergreen structure, ornamental lighting, and entry accent plantings can maintain a sense of care and quality through the dormant months. And of course, winter is when the practical stakes are highest: snow and ice management, de-icing protocols, and post-storm cleanup are the non-negotiables that protect people and property through Pennsylvania’s most demanding season.
